These homeowners contacted us because their eighth floor patio needed an update. The room was extremely cold in the winter and hot in the summer. There was no insulation in the walls, and the existing windows were not energy efficient and were leaking.
We began by covering the exiting tile floor to prevent any damage during the construction process. Then we removed all the existing windows and installed new framing. We carefully flashed the new framing to the existing structure using flashing tape and metal coil stock to prevent leaks. New energy efficient windows were installed, and spray foam was used to create an air tight space. Drywall, trim, and fresh paint completed the room. This light filled room is a great addition to their living space and can be utilized year round thanks to new windows and insulation.
